Contract Manager

The Contract Manager has the responsibility of supervising all on-site installation aspects of a material handling project, including planning and coordinating the work of various construction trades. Additional responsibilities include; ensuring the quality of the work, executing the project as planned, monitoring the subcontractor’s safety and progress, preparing reports for project stakeholders. Overseeing and directing all operations and maintenance services and is responsible for the administration of all the functions required to manage the operation and maintenance activities effectively.

Responsibilities

 

Job Tasks and Responsibilities:

  • Developing installation plans during the project planning stage; define the work sequence, durations, crew sizes, phasing requirements and mitigation of operational impacts.
  • Management and direction of the project site activities to ensure work is completed on time and according to specifications
  • Schedule management;conducting and coordinating down system contingency planning and failure protocols.
  • Ensuring that the health and safety project plan is implemented; continuous monitoring of subcontractors to ensure that safety rules and regulations are met.
  • Weekly Safety Tool-Box Talks with subcontractors
  • Quality inspections of materials, equipment and installed work
  • Chair weekly meetings with installation subcontractors; maintain and distribute meeting minutes to project team
  • Attendance at owner’s representative meetings; distribute meeting notes to project team.
  • Issue Site Directives to subcontractors for extra work orders; maintain log for tracking and disposition
  • Maintain working Action Items List to ensure all installation issues are completed
  • Perform close-out inspections and develop punchlist; manage completion of all deficient items
  • Communication with project team members, customers, consultants, subcontractors and suppliers; daily interaction with customer’s representatives.
  • On-site representative for project inspections by owner’s representatives or governing agencies.
  • Preparation of site status reports and distribution to project team;
    • Weekly schedule updates
    • Look-Ahead installation plans and weekly review with subcontractors
    • Forecasting completion of work and accountability management of subcontractors to ensure work is progressing as planned
    •  Daily Job Site Report
    • Weekly Subcontractor Progress Report
    • Monthly Safety Report
  • Logistics management; receive materials and equipment; preparation and submittal of Site Problem Report to correct any deficiencies or shortages.
  • Maintain record of as-built changes during installation

Qualifications

Basic Qualifications:

•  High school diploma

•  Minimum 10 years experience managing the installation of material handling equipment or equivalent experience from a related industry.

•  Experience with Microsoft Office suite and web applications

•  Experience with Mechanical and Electrical installation

 

Preferred Qualifications:

•  Airport Automated Facilities Management Experience

•  Advanced education, certifications in construction management, or related field

•  OSHA 30 Certification;  CPR and/or First Aid Training

 

Knowledge-Skills-Abilities:

•  Construction management aptitude; knowledgeable in building and construction activities

•  Strong document management aptitude

•  Ability to understand the contract documents; system designs, plans and specifications

•  Must be very well organized and with ability to schedule and multitask

•  Leadership capability to create a unified and motivated project team

•  Ability to maintain good relationships with subcontractors and the crew

•  Excellent verbal and written communication skills

•  Good interpersonal skills

•  Ability to take charge of supplemental site supervisory staff

•  Strong decision making ability

•  Be a good problem solver with excellent troubleshooting skills
